What Is PMAY 2.0?

The Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0) was launched in August 2024 with a target of building 1 crore urban houses. For Hyderabad buyers, the most relevant benefit is the Credit Linked Subsidy Scheme (CLSS) — a direct interest subsidy credited to your home loan account upfront, reducing your principal and monthly EMI from day one.

How Much Subsidy Can You Get?

The subsidy is credited as a lump sum to your loan account after disbursal, reducing your outstanding principal immediately. For a ₹9L loan at 4% subsidy, this means your effective loan becomes ₹6.65 lakh — your EMIs drop proportionally.

Who Qualifies in Hyderabad?

Must satisfy all of the following:

  • First-time homebuyer — no property in your name or spouse's name anywhere in India
  • Annual household income below the ceiling for your category (Basic Pay + DA + all allowances)
  • Property must be in an urban area (GHMC, HMDA, or any Urban Local Body jurisdiction)
  • Loan must be from a scheduled commercial bank, HFC, or cooperative bank
  • Property carpet area: EWS/LIG — max 60 sqm; MIG-I — max 160 sqm
  • How to Apply for PMAY in Hyderabad

    Step 1: Confirm your income category with a CA or our advisor (many salaried employees don't know their actual "household income" as PMAY defines it).

    Step 2: Take your home loan from a PMAY-empanelled lender. All major banks (SBI, HDFC, ICICI, Axis, LIC HFL) are empanelled.

    Step 3: At loan sanction, your bank files the CLSS claim with the National Housing Bank (NHB) on your behalf. You don't apply separately.

    Step 4: Subsidy is typically credited within 3–6 months of disbursal. Your outstanding principal reduces automatically.

    What Most Hyderabad Buyers Get Wrong

  • **Income includes both spouses.** If husband earns ₹7L and wife earns ₹3L, household income is ₹10L — MIG-II, not eligible for CLSS. Single-income households in the ₹6-9L range benefit most.
  • **Property carpet area is strictly enforced.** A flat with 120 sqm super built-up area may only have 85 sqm carpet area — check your builder's RERA-filed carpet area, not the saleable area.
  • **You must be a first-time buyer.** If you inherited even a partial share of an ancestral home, check whether that disqualifies you — some banks take a strict view.
