For under-construction villas, disbursement is stage-wise: typically 10–15% at foundation, 20–25% at plinth, 30–35% at slab level, 20–25% at roofing, and the balance at handover. You pay interest-only (pre-EMI) on amounts disbursed until the full loan is drawn and full EMIs begin.

As per RBI Prepayment Directions 2025 (effective January 1, 2026), no prepayment or foreclosure charges apply on floating-rate villa home loans for individual borrowers.
