The chargeable value is the higher of price or guidance value
Duty is levied on the consideration stated in the deed or the government guidance value for that location, whichever is greater. Guidance values are published by the Andhra Pradesh Registration and Stamps Department and are revised periodically, most recently with effect from early 2026 in several districts. Check the current value for the specific survey number before finalising a budget, as revisions can move it materially.
The rate does not vary by urban or rural location
Unlike Telangana, which applies one structure inside municipal limits and another in gram panchayat areas, Andhra Pradesh applies the same 5% plus 1.5% plus 1% to a residential sale deed regardless of where the property sits. This makes budgeting simpler, though the guidance value itself still varies enormously between, say, central Vijayawada and a rural mandal.
Plan the cash separately from the loan
Home loans fund a percentage of the property value and generally exclude registration charges. On a 50 lakh purchase in Andhra Pradesh, 3.75 lakh is due from your own funds at registration on top of the down payment. Buyers who budget only for the down payment are frequently caught short in the final week, which is an avoidable and stressful position.

Gift deeds attract a lower combined rate, and partition, mortgage, lease and agreement-of-sale deeds each carry their own schedule, with lease duty varying by the length of the term. For any transaction that is not a straightforward sale, confirm the applicable rate with the sub-registrar's office or a property lawyer.
