Loans in Andhra Pradesh

Loan guidance across all 28 districts of Andhra Pradesh

Andhra Pradesh reorganised its districts twice in four years - from 13 to 26 in April 2022, then to 28 on 1 January 2026 with the creation of Markapuram and Polavaram. Most material online still says 26. This matters for a borrower because district reorganisation moves sub-registrar offices and revenue divisions, and a document referring to a district boundary that no longer exists is a predictable source of delay in a loan file.

How lending works across Andhra Pradesh

Andhra Pradesh's lending demand is spread across several mid-sized cities rather than concentrated in one metro: Visakhapatnam, Vijayawada, Guntur, Nellore, Tirupati, Rajahmundry and Kakinada each generate genuine volume, which is a different shape from Telangana's Hyderabad-dominated pattern. Agricultural credit is proportionally larger here, reflecting the Krishna and Godavari delta economies, and the coastal aquaculture belt around Nellore and West Godavari has financing needs - pond development, feed cycles, cold chain - that most generic business loan products fit badly.

Stamp duty and registration in Andhra Pradesh

A residential sale deed attracts 7.5% in total, calculated on the higher of the sale consideration or the government market value for that location.

ComponentRate
Stamp duty5%
Transfer duty1.5%
Registration fee1%
Total7.5%
  • The 7.5% figure applies to residential and commercial sale deeds.
  • Agricultural land follows a lower structure than residential property.
  • Urban guideline values were revised upward with effect from 1 February 2026, which raises the amount payable even where the percentage is unchanged.

Rates and guideline values change by notification, and Andhra Pradesh revised urban guideline values in February 2026. Confirm the current figure for your specific sub-registrar office on the IGRS Andhra Pradesh portal before you budget for registration.

Andhra Pradesh loan questions

How many districts does Andhra Pradesh have?

Andhra Pradesh has 28 districts. Markapuram and Polavaram were notified on 31 December 2025 and came into force on 1 January 2026, taking the count from 26 to 28. Most material online is still stale on this point. The sequence was 13 districts, then 26 from 4 April 2022, then 28 from 1 January 2026.

What is the stamp duty on a property purchase in Andhra Pradesh?

For a residential or commercial sale deed, Andhra Pradesh charges 7.5% in total: 5% stamp duty, 1.5% transfer duty and 1% registration fee, calculated on the higher of the sale consideration or the government market value. Agricultural land follows a lower structure. Urban guideline values were revised upward from 1 February 2026, so the amount payable can be higher than an older estimate suggests even at the same percentage.

Why is Andhra Pradesh stamp duty higher than Telangana's?

The two states set their own rates and have diverged since bifurcation. Andhra Pradesh charges 7.5% on a residential sale deed against Telangana's 6% inside municipal limits, mainly because the stamp duty component is 5% rather than 4% and the registration fee is 1% rather than 0.5%. On a property of the same value, the registration cost in Andhra Pradesh is meaningfully higher, and it is worth allowing for that in your cash planning rather than assuming the Telangana figure applies.

Did the new districts change which sub-registrar office I use?

District reorganisation can change revenue divisions and the office that handles a given area, particularly across the areas carved into Markapuram and Polavaram from Prakasam and Alluri Sitharama Raju. If your documents refer to the older district structure, confirm the current jurisdiction before you assume an older encumbrance certificate covers the right office. This is a common cause of avoidable delay in a loan file.

Which lending needs are distinctive to Andhra Pradesh?

Agricultural credit carries a proportionally larger share than in Telangana, reflecting the Krishna and Godavari delta economies. The coastal aquaculture belt around Nellore and West Godavari has financing requirements - pond development, feed cycles, cold chain - that generic business loan products fit poorly, and getting the product category right at the application stage matters more than the headline rate.
