Telangana has 33 districts. The count has been unchanged since 17 February 2019, when Mulugu and Narayanpet were created. Before that the state had 31 districts from October 2016, and 10 at its formation on 2 June 2014.

What is the stamp duty on a property purchase in Telangana?

For a residential sale deed inside municipal limits, Telangana charges 6% in total: 4% stamp duty, 1.5% transfer duty and 0.5% registration fee. It is calculated on the higher of the sale consideration or the government market value. The registration fee component is capped, and gram panchayat areas follow a different structure. Does Telangana offer a stamp duty concession for women buyers?

What is Bhu Bharati and why does my lender ask about it?

Bhu Bharati is Telangana's land records portal, launched in April 2025 to replace Dharani. Many people still call it Dharani, and lenders use both names. It consolidates ownership, mutation and registration into one record, which is why lenders rely on it. If the entry does not match the sale deed or the seller's name, the legal opinion will flag it, and the file typically stops there until the record is corrected - which is why it is worth checking before you apply rather than after.

Which loan types are most active outside Hyderabad in Telangana?

Away from Hyderabad and its adjoining districts, agricultural credit, gold loans and small business finance carry a much larger share of lending volume than home loans. Public sector banks and regional rural banks have the widest district-level branch presence, while several private lenders have no branch in the smaller districts at all.
