Home Loan Eligibility for Doctors: Salaried, Self-Employed and Consultant

Why Doctors Are Assessed Differently

Home loan eligibility rests on one calculation: how much of your monthly income can safely go to an EMI. For a salaried applicant that is arithmetic. For a doctor it depends heavily on how you earn, and the answer differs enough between employment types that they are worth treating separately.

Salaried Doctors

A doctor on a hospital payroll is assessed much like any salaried professional. Salary slips, Form 16, and bank statements establish the income, and the standard eligibility formula applies.

The relevant constraint is FOIR, the Fixed Obligation to Income Ratio. Lenders cap your total monthly obligations, existing EMIs plus the proposed home loan EMI, at a proportion of gross monthly income. Our guide on how much home loan you can get on your salary covers the mechanics.

Where salaried doctors are treated more favourably is in the stability judgement rather than the arithmetic. The profession is regarded as durable, which can affect the tenure a lender will extend and the view taken on age at maturity.

Self-Employed Doctors and Practice Owners

This is where it gets more involved, and where most difficulty arises.

Income is established from income tax returns, typically two to three years, alongside the practice's financial statements and bank statements. The number the lender works from is your declared taxable income.

That last point causes more rejections than anything else. A practice managed efficiently for tax shows a lower taxable income than its actual cash generation. That is entirely legitimate, but the lender can only lend against the declared figure. A doctor whose practice generates well but who declares conservatively will be offered less than expected, and no amount of explaining the real position changes it.

If a home purchase is a year or two away, this is worth discussing with your accountant now rather than at application. The returns you file this year are the ones a lender will read.

Consultants Across Multiple Hospitals

A doctor drawing professional fees from several institutions occupies a middle position. The income is real and often substantial, but it arrives as professional receipts rather than salary, which some lenders handle better than others.

What helps: consistent receipts into a single account, income tax returns that reflect the full picture, and a demonstrable history across at least two to three years. What hurts: receipts scattered across multiple accounts, and a short history at the current arrangement.

What Improves the Assessment

A co-applicant with independent income. Adding a spouse who earns raises the combined figure the EMI is assessed against. It also brings tax advantages where both are owners and borrowers, covered in our guide to joint home loan tax benefits.

A larger contribution from your own funds. Reduces the loan sought, which reduces the EMI, which resolves a marginal FOIR calculation.

Clearing small existing obligations. A modest EMI you could clear outright is consuming eligibility disproportionately. Paying it off before applying can release more borrowing capacity than the amount cleared.

A longer tenure, subject to age at maturity. Lowers the EMI and improves the ratio, at the cost of more total interest.

Documentation

For salaried doctors: salary slips, Form 16, bank statements, medical registration certificate, KYC.

For self-employed doctors, additionally: income tax returns with computation for two to three years, practice financial statements, practice bank statements, clinic registration, and GST returns where registered.

The medical registration certificate is asked for in both cases. It is the document establishing that you are the professional the favourable assessment applies to.

On Property in Hyderabad

Two things specific to buying here.

Title diligence matters more than in many cities. Older properties and land with agricultural conversion history throw up title issues that surface during the lender's legal check and delay or derail sanction. Have the title examined before you commit.
